Do you think that if a local person shows you a property that is for sale and assists you with getting in with the vendor that you will not be expected to compensate him or her for their time and effort and whatever other expenses they incured?

You as a buyer do n ot pay a commission! Seller does! From a sellers point of view, you can list it locally and have maybe, if you are lucky, a couple hundred people know about it. List it through the MLS, and the RIGHT company (Not necessarily just the one talked about) and you literally can have millions of people know about it. Now which scenario do you think will bring you the most money? That is also why if someone is selling they should list it as an EXCLUSIVE and not a NON EXCLUSIVE.
