Fred...Would you mind sharing with the Forum the NAME of your beach house, and for photos, is it listed in the "Where To Stay" section of this site?

About a year ago, on a blog that touts: Lifestyle on Jamaica's South Coast: A blog about baby boomers, expats and repats retiring, loving, and entertaining, in Jamaica. Promoting the island as a wonderful place to live, work & retire, the thread was "How Much Does It Cost to Live...in Jamaica?"

Your response was:
My wife and I have lived in Jamaica during the winter for three months each year for the past 5 years. We have a 4 bedroom house on the beach 4 miles from Black River.
Our expenses per month for Electric US$50, cooking gas and charcoal US$12, Food US$320, US$100 for a helper part time 2 to 3 mornings a week, security and watchman US$100, cell US$50, transportation US$100.
Note we don't have hot water or AC - by choice.
This budget is for two and does not include entertainment or going out to eat which is inexpensive in the Black River area including Treasure Beach.

• The total is about US$732 per month for two persons.
• Property taxes, house insurance and repairs amount to US$150 per month.

The grand total is about US$882 per month for 3 months we are in Jamaica and about US$250 when we are not in Jamaica.

We do have a guest rooms and we do rent the entire house out to visitors.

As you state that, at times, you are running a guest house/villa, do you truly believe that your expense accounts are average, and can be held up to scrutiny? You seem to have taken a very conserving approach to your own pleasures and comforts (no AC/hot water etc).

Has your property done well on the local Rental Market? Is your history of Rental Occupancy reflected in the Asking Price for your property, and do you believe generally that should be so?...Thanks Fred....not trying to be intrusive, just attempting to imagine the "prospects" for your place of "sun-sand-sea", which must have afforded you, your wife & guests immense pleasure!

Ones' pleasure may be a cool shower when hot which negates the need for AC. AC only makes you feel hotter - better to have hot soup or drink. Being on the beach under a shade tree, enjoying the trade wind during the day and at night the doctor breeze - no fan required. Due to inflation everything cost more. We try to keep our budget in check. Asking price reflects the cost of building on sea front property. It always cost more to buy, develop and construct and don't forget the overhead cost during construction. A house built is better then the one in your imagination.
