Honestly speaking how much would it cost to build a small house.... two bedroom,one bath room,(living/dining in one)front porch/veranda house in Treasure Beach.
Please give some estimates...(PLEASE) (PLEASE)
I am seriously thinking of doing this.
I have my own land.

Talk with Allyan Abrahams (876-396-8840)he's building my house up in Round Hill and should be able to give you a realalistic estimate. Keep in mind square footage is a big determinate of costs, the larger your footprint the higher your costs. So before calling him please have an estimate of the square footage you're considering. And Allyan is a fantastic builder. He has built some beautiful houses in Treasure Beach, including some of the nicest villas- see www.minervahouse.com for an idea of his work. Approx 100 - 150 US/sq ft is the approximate guideline for construction costs.

I suggest you go solar on your hot water. The investment will pay for itself very quickly. If you can afford to use any solar panels for power, do. Put in a generator; if you can't afford that, be sure the wiring will be sufficient for when you add a generator.

JAKES CONSTRUCTION & Allyan Abrahams...We were of the understanding that Minerva House was built by an entity, called something like Jakes Construction, controlled by Jason Henzell.

If true, does that indicate that Allyan is a Contractor of Choice for upscale JAKES Construction Projects, with Jason acting as General Contractor & should we surmise that Allyan would certainly be in the running when the Bicknell villa would be built behind the gabion fortification wall at Old Wharf?

If A. Todd is correct about current Construction Costs Estimates (US$100 to $150/ sq ft, i.e., US$150,000 for a tiny 1000 sq ft dwelling, by ego standards or even US$300,000 for a modest 2000 sq ft family dwelling, is that the price that Very Serious was considering ...& does that mean a complete turn-key project...every Window/Door; Floor Finishes (tile/wood/polished concrete); Interior/Exterior Painting; Built-in Kitchen Cabinets & Appliances; Plumbing Fixtures & Septic System; Electrical(lighting/overhead fans/bedroom air conditioning); and, in the case of the water-starved South Coast, the all-important Water Storage Tank & Pump...
OR would local builders want to consider select materials/equipment NIC (Not In Contract)?

Since ladyroundhill is currently going through the joys & tribulations of building her home, which one imagines, at her elevation, will give her splendid views of the sea & plains, perhaps YOU are one-of-the-ones, who could enlighten Very Serious, unless, of course, construction costs are not an issue for you.

OR, does it mean that Allyan was one of, say, three builders to whom the Construction Drawings & Building Specifications were sent for BIDDING the "Minerva House" Job?

In country-side Jamaica, as opposed to the corporate areas, such as Kingston & Mobay, could someone, who understands the LOCAL Bidding Process, explain to Very Serious how the customs round here work & how her Architect/Designer goes about submitting the Bids?
OR, are most folks confident to pick ONE Builder, keep fingers crossed, and hope that they won't be Change Ordered to death with increasing costs due to inadvertent "mistakes/changes/oversights" in the Construction Documents?
No-one, especially the Naive, wants to find that their chosen Builder Estimated the Final Costs at $US200,000 and is told that "WUK MUSS STOP till wi av nadda US$20,000!!!"

Is anyone out there in TB.Net Land of the opinion that TB builder, Erol Powell (876-433-1842 (c)/876-965--0101 (h), who built the Billy's Bay villa, La Serena for the Morgan's & many others, including a recent one for "Dan" in Beacon, with a "Labour Only" Provision (Client provides & delivers all materials), should be given consideration?

My husband & I just finished our building 3bedrooms/3bath/laundryroom/water tank and are very pleased with our builder. The project commenced end of Feb and was complete by end of June this year.

Our contractor has his own established crew which is important since team work is important. The contract we negotiated included labour, electrician, plumber, priming and tiler. The home owner is responsible for all materials including delivery of such and any government inspection fees eg. electrical passing for JPS hookup.
The windows were under a separate contract directly with the supplier and exterior painting not included since building is still green and this is a DIY project.

Is anyone else concerned that Treasure Beach will soon be out reach for those of us who love it for what it has been, and not for what it might be becoming?

In 2008 I met the owner of one of the new big villas, and he said that Big Money was moving into Treasure Beach. Alas and alack, Big Money does seem to be on the move there.

Minerva House looks beautiful, though I would suspect it's outside my price range for a rental. I didn't see rental prices but I may not have looked thoroughly enough. Is this rented through Rebecca of Treasure Tours? The workmanship appears very fine. Was it built by Allyan Abrahams or by Jakes Construction or are the two actually the same firm?

Looks beautiful. Would love to spend sometime there but the price is a bit too expensive for me.If I can arrange for myself and a few friends to take a trip I would seriously consider staying there.
How new is this property and who owns it?
The reason for asking would make a difference.
As the saying goes....."It's not what you know but, who you know".

I will certainly check into this. I really love what I see.

Straightforward that is perfectly true. I also fail to understand how a question concerning a builder who has been recommended by more than one person would be a secret. I do not think the questioner was asking for anything secret or personal. That is my opinion. If I knew the answer I would provide it.

Many thanks, Stu Ward brought up a myriad of things I have not even contemplated, I have been wanting to build in TB for a few years now, looks like I better get a move on it if I ever hope to,especially if "big money" is moving in as I am not big on money but on charm;) I hope TB does not lose its....
